Article 1 – General

These Terms & Conditions (“Terms”) govern your use of our property listing services, where agencies can advertise properties for sale,buy or rent. By accessing or using the Site, you agree to comply with and be bound by these Terms. If you do not agree to these Terms, please do not use the Site.

Article 2 – Compliance with Dubai Real Estate Laws

2.1 Regulation: All property listings must comply with Dubai’s real estate laws and regulations, including but not limited to the Dubai Real Estate Regulatory Agency (RERA) guidelines.

2.2 Licensing: Agencies must be duly licensed and registered with the Dubai Land Department (DLD) and RERA. By using the Site, you represent and warrant that you hold all necessary licenses and registrations.

Article 3 – Agency Account Registration

3.1 Registration: To list properties, you must create an agency account. You agree to provide accurate, current, and complete information during the registration process and to update such information to keep it accurate, current, and complete.

3.2 Account Security: You are responsible for safeguarding your password and for any activities or actions under your account. You agree to notify us immediately of any unauthorized use of your account.

Article 4 – Quotations and Offers

4.1 Listing Content: You may create listings for properties you wish to sell or rent. Listings must be accurate and not misleading. You agree to provide complete and truthful information about the property, including but not limited to price, location, size, features, and availability.

4.2 Prohibited Listings: You may not list any property that you do not have the legal right to sell or rent. Listings must comply with all applicable laws, regulations, and our guidelines.

4.3 Verification: All property listings must be verified by the agency and must comply with the Dubai Land Department and RERA verification standards.

4.4 Listing Maintenance: You are responsible for ensuring that your listings remain accurate and up-to-date. You must promptly update or remove any listing that is no longer available.

Article 5 – Fees and Payments

5.1 Fees: We may charge fees for certain services, such as premium listings or additional advertising options. All fees are non-refundable unless otherwise stated.

5.2 Payment: You agree to pay all applicable fees as specified on the Site. Payments must be made through our designated payment methods. Failure to pay fees may result in the suspension or termination of your account.

Article 6 – Intellectual Property

6.1 Ownership: All content on the Site, including text, graphics, logos, and images, is the property of [Your Website Name] or its content suppliers and is protected by intellectual property laws.

6.2 License: By posting content on the Site, you grant us a non-exclusive, worldwide, royalty-free license to use, reproduce, modify, and display such content for the purpose of operating and promoting the Site.

Article 9 – Nullity

You agree to indemnify and hold harmless the Site, its affiliates, and their respective officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorneys’ fees, arising out of or in any way connected with your use of the Site, your violation of these Terms, or your violation of any rights of another.

Article 11 – Governing Law and Dispute Resolution

11.1 Governing Law: These Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai.

11.2 Dispute Resolution: Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dubai.

Article 12 – Changes to Terms

We may modify these Terms at any time by posting the revised Terms on the Site. Your continued use of the Site after the effective date of the revised Terms constitutes your acceptance of the changes.

Article 13- Nullity

If part of these terms and conditions is null or voidable, this does not affect the validity of the rest of the Agreement. The null or voided part will be replaced by a provision that closely follows the content of the null provision.

Article 14- Conflicting Clause

In the event that these general terms and conditions and the agreement contain conflicting conditions, the conditions in the agreement will apply.
